878 President was a HOTD with some amazing historical detail, all in good condition. We noticed that it went into contract only about a month after it came to the market. Lo and behold, the home sold for its asking price, $3,139,000. Entered into contract on 2/15/11; closed on 5/31/11; deed recorded on 6/15/2011.

621 3rd Street GMAP
You can check out a ton of interior shots of 621 3rd Street at this WSJ slideshow of the home. The house came to the market at $3,300,000 then was decreased to $3,100,000. On the market for 83 days. Entered into contract on 4/14/11; closed on 5/25/2011; deed recorded on 6/15/11.

3. DUMBO $2,900,000

From the listing of the combined unit: “This extraordinary corner loft features exposed columns with surrounding floor lighting, 23 oversized windows, hardwood floors, state of the art sound system, custom millwork throughout and abundant storage.” It was first listed for $3,150,000 then came back to the market at $3,299,000. Entered into contract on 1/21/2011; closed on 6/2/2011; deed recorded on 6/15/11.

This two bed, two and a half bath was asking $2,750,000. It had been on the market a little less than a year. Entered into contract on 1/24/2011; closed on 3/1/2011; deed recorded on 6/14/11.

5. PARK SLOPE $2,400,000
104 Lincoln Place GMAP
A HOTD in February where we checked off all the boxes for this house: original detail, prime Slope location, nicely renovated kitchen. It came in a bit narrow, at 18 feet and is configured as a double duplex. It was asking $2,390,000….sold over ask! Entered into contract on 2/23/2011; closed on 6/1/11; deed recorded on 6/17/11.
