25 Clarkson Avenue was one of the early House of the Day posts, way back in October 2005; it ended up selling in February 2006 for $685,000. Now, four years later, the PLG limestone is back on the market with a price tag of $845,000. It sounds like some renovation was performed in the meantime and the interior is definitely hot stuff. Are you feeling that price?

  1. With all due respect to ClarksonFlatBed, this house is way overpriced for the location. It isn’t really even in PLG (officially, sure; but not really). In this market the price would make sense in prime Lefferts Manor; it would be pretty high on Hawthorne or Fenimore. On Clarkson? Crazy.

    Of course–so what? Middle parlors in row houses don’t have windows by definition, unless they’re in an end house with side windows.

  3. I second ClarksonFlatBed.
    I also live on this block and love it.

    In answer to Park Sloper – not much in the way of bars and restaurants, though some good take out places.
    Tons of great grocery stores, fresh produce, fish and butcher shops.
    I’m a SWF and have never had issues walking home late from the train. Only two more stops on the Q/B train than Park Slope – so not much longer to get to work and not too much effort to make for restaurants and such.

    Right in between the realtor listing and the Property Shark link is GMAP (aka Google maps).

    Take the little yellow man for a walk from this house to the park. Take a good look around on your way there (esp this block from the house to the corner).

  5. Babs: FYI, there are no vacant lots on Clarkson between Flatbush and Bedford. Not in the 7 years we’ve lived there. This is a nice block – in “transition,’ lots of freshly planted trees. Great neighbors (yes I’m one of them). Some knuckleheads, but they’re losing the battle. 95% on the block are lovely people, African/Caribbean/White/Asian/Hispanic/Arab/Miscellaneous-American. Not fake diverse. Actual Diverse.

    I’ve been in this house. It’s awesome and the love has definitely been free-flowing. Price? Who knows in this market. Make a bid and find out. And if you’re going to have a bathroom on the parlor floor, you’re going to lose some light. But people sure do love bathrooms…and pay a premium for them. Perhaps the shed out back was an outhouse?

    People rent basement apartments all the time on our side of the park. Not legal, it’s just so. If the renters are cool only a class A &#shole would complain. It’s Brooklyn, not Scarsdale. People gotta live.

    For all of you old and proud enough to remember Park Slope before the Great Change, this is a chance to live in the PS of yore before it’s Park proximity wins over the weak of heart. Not for everyone…and thank God.

    Then let me qualify my comments. I am referring to a micronabe – the SW portion of Prospect-Lefferts Garden – and I hope that no one would take it as a broad brush portrait of the entire neighborhood.

    PLG – especially the Manor district – is, for the most part, a really great nabe. Fantastic distinct architecture, quite different from what you may be used to if you have been confined to brownstone Brooklyn (Brooklyn Heights, Cobble Hill, Fort Greene, Park Slope, etc).

    Be sure to check out the PLG 40th Annual House & Garden Tour (2 weeks from Sunday), well worth your time.

  8. Looks like a chicken coop to me. I visited a neighbor over the weekend who has one. The hens are very cool, and the eggs are great. A lot of people in NYC are into keeping hens lately (roosters are illegal). No nasty smells, nothing, as long as it’s kept clean.

    I’ve lived in PLG for five years and love it and my neighbors. I live in the historic district (as I always do – not consciously but it just seems to turn out that way – have lived in 3 others in Brooklyn and 1 in Manhattan). Knowing what I do now, I would now seek that out, regardless of where I lived – certainly don’t want the crap I see in non-protected areas going up around me!
